The Land or Legal Description tab records the legal location descriptions of the lands governed by the document. You can enter as many legal location descriptions as you need to fully describe the location of the document lands, but you must enter the land description using one survey system only.
Entering a Land/Legal Description
You can enter Land Description in a free format or a structured format.
Using the Land Description template to enter Land Description data ensures the entry of accurate and consistent Land Description data. If you choose to enter Land Description information in a structured format, you can use the template fields at the bottom of the tab to choose Land Description data from existing tables.
When you enter Land Descriptions directly into the Land Description information box without using the survey system fields, you must enter the information in the same order and format as shown in the below examples for each survey type.
Tip: If the Land Description information does not pass the standard Qbyte CS Land Description edit checks, bracket the information in parentheses to retain the information in the Land Description tab. The system excludes any information in parentheses from the Land Description edit checks and also from mapping.
You can enter legal location descriptions using the following survey systems:
Dominion Land Survey System (DLS):
Federal Permit System (FPS)
National Topographic Survey System (NTS)
Ontario Survey System (ONT)
U.S. Survey System (TWP)
Dominion Land Survey System (DLS)
DLS Land Descriptions consist of a Township (TWP), Range (RGE), Meridian (MER), NSEW direction, Section (Sec), Portion (Ptn) and Legal Sub Division (LSD).
An example of a valid DLS Land Description is TWP 18 RGE 14 W4M LSD 15 SEC 12.
Field Name | Description |
---|---|
Twp | The Township field accepts numbers 1-127. |
Rge | The Range field accepts numbers 1-36. |
Mer | The Meridian field accepts numbers 1-6. |
NSEW | The NSEW direction indicators will appear as fractions or standard letters depending on which option is set up in your Server.INI file. Contact your system administrator if you have any questions. Depending on that setup, this field accepts either S/2 or S, N/2 or N, E/2 or E, W/2 or W, NE/4 or NE, NW/4 or NW, SE/4 or SE, SW/4 or SW. |
Sec | The Section field accepts numbers 1-36. |
Ptn | Type 'Ptn' in this field if a Portion is applicable. |
Lsd | The Legal Sub Division field accepts numbers 1-16. Note: Dashes may be entered to represent a range of Lsd's. To enter a dash in this field, you must first click the ‘Append’ button and enter the dash manually in the Land Description field. |
Federal Permit System (FPS)
FPS Land Descriptions consist of degrees and minutes of Latitude and Longitude, followed by a section number.
An example of a valid FPS Land Description is LAT 44 12 LONG 111 58 S/2 Grid.

Latitude (degrees) | Enter the Latitude (degrees) number between 1-90. |
Latitude (minutes) | Enter the Latitude (minutes) number between 0-59. |
Longitude (degrees) | Enter the Longitude (degrees) number between 0-359. |
Longitude (minutes) | Enter the Longitude (minutes) number between 0-59. |
NSEW | Select or enter the North, East, South, West fraction. This field accepts S/2, N/2, E/2, W/2, NE/4, NW/4, SE/4 or SW/4. |
Section | Enter a Section between 1 and 100. |
Grid | Enter a Grid letter between A and P. |
National Topographic Survey System (NTS)
NTS Land Descriptions consist of a Map Sheet Number (No), Lot, Portion (Ptn), Block (Blk), Unit and Quarter (Qtr).
An example of a valid NTS Land Description is NTS 93-B-8 BLK H UNIT 17 QTR A.

Ontario Survey System (ONT)
ONT Land Descriptions consist of a Country, Township, Concession, NSEW direction, Portion (PTN) and Lot.
An example of a valid ONT Land Description is CTY GREY TWP BENTICK CONC 2 LOT PT N/2 988.

NSEW | Select or enter the North, East, South, West fraction. This field accepts S/2, N/2, E/2, W/2, NE/4, NW/4, SE/4 or SW/4. |
PTN | Check the PTN field if it is applicable. |
Lot | Enter a Lot between 1 and 999. |
United States Survey System (TWP)
TWP Land Descriptions consist of a Township (TWP), North/South indicator (N/S), Range (RGE), East/West indicator (E/W), Meridian (MER) and Section (Sec).
An example of a valid USA Land Description is TWP 200N RGE 200E 2PM SEC2.
Note: If System Table USALANDS is Enabled and the Area specified on the file is associated to a US Province and Country code, then the Land Description window will default to 'USA Survey = TWP'.
